Placement Guidance Tool
Can I place
The Oculus
on my property?
Answer a few questions about your land and intended use. We'll tell you what approvals apply, what the services pathway looks like, and what to confirm with your council before proceeding.
This tool provides general guidance only and is not legal or planning advice. Regulations change and vary by property. Always confirm with your council before proceeding. Last updated March 2026.
Step 01 of 06
Which council area is your property in?
The Oculus is built in Bangalow and delivered across NSW and beyond. Rules vary significantly by council — this determines everything that follows.
Step 02 of 06
Is there an existing approved dwelling on the property?
A council-approved house, granny flat, or other primary dwelling already on the land. This is the most important single factor in determining your approval pathway.
Step 03 of 06
Who will occupy The Oculus?
This determines whether your use falls within the DA-exempt household member provision, or requires a different pathway.
Step 04 of 06
What services does the property have?
This determines the wastewater and water supply pathway for The Oculus.
Step 05 of 06
Are there any known constraints on the property?
Certain land conditions affect whether The Oculus can be placed without additional approvals, even under the DA-exempt pathway. Select all that apply.
Step 06 of 06
What is the zoning of the property?
Zoning affects what's permitted under your Local Environmental Plan. You can check this on the NSW Planning Portal Spatial Viewer.
